We evaluate every land site on a lot by lot basis. Typically, we prefer the purchase price to be no more than 50 percent of the anticipated sales price. That said, we can make exceptions if we feel confident about the deal. We require that all land investors have a signed Purchase Agreement before submitting a deal.
We’ll do everything we can to turn around a funding decision as fast as possible, usually within 2 business days. That said, factors such as incomplete diligence packages can slow this process. Generally, properties that are more expensive or complex will take longer to approve.
We fund deals from $10,000 to unlimited purchase price.
Typically, land investors will be offered between a 30/70 (70% to the land investor) and 50/50 split, depending on how fast the property is sold, how much work and extra expenses will be required of our team, how experienced the land investor is, our previous deal history with the investor, and the total investment required.

We specialize in short-term land funding, but we will consider subdivides on a deal-by-deal basis.

Generally, we ask for 2-3% of our offered funds as a fee, to be paid with the closing proceeds. We typically require a minimum $2,000 fee to make transactional funding worth our while. We prefer the funding process to be completed within 5 business days or less.
